You Ask. We Answer.
Your questions about selling your property — answered clearly and honestly.
-
What is Heritage Property Consultants?
Heritage is an independent property consultancy built to give sellers clear, honest guidance on the best way to sell — without the pressure, confusion or bias you often find elsewhere.
We specialise in helping homeowners choose the right route for their situation, whether that’s a fast cash sale, an off-market investor, auction, or a traditional estate agency. Alongside this, we also operate an investment arm where we onboard reliable buyers looking for quality off-market opportunities — giving our sellers even more options and flexibility.
At the core, we’re here to make selling simpler, clearer and more supported, no matter your circumstances.
-
How are you different from an estate agent?
Estate agents focus solely on the open market — listing your property, generating viewings, and negotiating with buyers. Their service is tied to one route, and their fees are linked to that route.
At Heritage, we’re not limited to just one way of selling. We understand both sides of the industry — the seller side through our consultancy, and the buyer side through our investment arm. This gives us a broader perspective and allows us to look at every option available to you: estate agency, auction, investor sales, cash buyers and more.
Instead of pushing a single method, we help you choose the route that genuinely fits your situation, timing and goals. The advice is independent, the support is personal, and the options are wider — because every seller deserves more than one path.
-
Are you investors?
Our main role is as vendor consultants — we work for the seller and provide completely impartial guidance on the best way to achieve a successful sale. However, if a property genuinely fits our criteria, we may consider buying it ourselves.
If that option is ever on the table, we’re upfront about it from the very beginning. You’ll always have full transparency and the freedom to choose the route that feels right for you.
-
Do you charge sellers or buyers?
Our fees are always agreed upfront, whether they’re paid by the seller or the buyer. We don’t believe in hidden charges, unexpected add-ons or surprise premiums. Everything is explained clearly before any work begins, so you always know exactly where you stand.
-
Why would I come to Heritage instead of going direct to an estate agent or auction house?
Most sellers are only shown one route — list with an agent and hope for the best. But not every property suits the open market, and not every seller has the time, finances or appetite for long chains and slow processes.
At Heritage, we look at every available selling option — estate agency, auction, fast cash buyers, and off-market investors — and explain the pros and cons of each based on your situation. You get a full, unbiased overview before committing to anything.
And if estate agency is the best route, we don’t just hand you off. We compare agents, negotiate fair terms, and introduce you to the right one — often saving you fees, time and stress.
With us, you’re not choosing blindly. You’re choosing with clarity, confidence and a team who actually has your back.
-
Do you have access to buyers that estate agents don’t?
Yes. We work with a trusted network of private cash buyers and investors who often don’t buy through traditional estate agents. This gives our clients extra routes to sell and more flexibility to achieve the best outcome for their property and circumstances.
-
What types of sellers do you work with?
We work with all types of homeowners and landlords, including those:
- Looking for a fast sale or cash offer
- Managing a probate property
- Selling a rental or tenanted home
- Unsure whether auction, open market, or private sale is best
- Wanting to compare estate agent options before committing -
How quickly can I sell through you?
It depends on the route you choose.
• Cash buyers can complete in as little as 7–14 days, making this the fastest option.
• Private investors usually complete in around 6–8 weeks, depending on their finance, valuation and solicitor timescales.
• Auction provides a fixed, legally binding timeline — typically 28 days to complete once the hammer falls.
• Estate agency can often achieve the highest price, but is usually the slowest route due to chains, mortgage approvals and solicitor workloads. We’ll walk you through each route clearly, explain the pros, cons and timescales, and help you choose the one that best fits your priorities — speed, certainty or maximising value.
-
Can you help if I’ve already tried to sell?
Absolutely. Many of our clients come to us after struggling to sell through traditional methods. We’ll review what’s happened, identify why the sale didn’t progress, and explore alternative routes to get things moving.
-
What happens if I don’t like any of the options you present?
That’s absolutely fine — there’s no obligation to move forward. Our job is to give you clarity, not to push you into a decision. If none of the routes feel right, you can simply take the information away and come back to us if things change. We’re here to support you, not pressure you.
-
Do you handle legal work as well?
We don’t act as solicitors, but we can connect you with experienced conveyancers and legal partners we trust. That way, the whole process is joined up and stress-free.
-
Do you cover the whole UK?
We are based in Yorkshire but work with sellers nationwide through our network of agents, investors, and auction partners.
-
What’s the first step?
Simply get in touch. We’ll have a free, no-obligation conversation to understand your property and your goals. From there, we’ll present your options and help you decide the best way forward.
-
Can you value my property?
We can provide an appraisal and market insight based on our experience, comparable sales, and the routes available. For an official valuation (such as for probate or mortgage purposes), we’ll point you towards a qualified RICS surveyor.
-
Can you help if my property has issues (like short lease, structural problems, or fire damage)?
Yes. We regularly advise on properties that may be harder to sell through the open market. Whether it’s a short lease, a property needing significant work, or something that’s been through fire or flood damage, we can match you with the right route — from specialist investors to auction — so you still achieve a fair result.
-
What if I need to sell quickly?
If speed is your priority, we can introduce you to cash buyers who are able to complete in as little as 7–14 days. Alternatively, auction provides a fixed 28-day completion. We’ll talk you through both options so you understand the trade-off between speed and price, and can choose what works best for you.
-
Do I have to choose a selling route straight away?
No. Many sellers contact us simply because they want to understand their options before making a decision. Our role is to talk through the different routes available — such as cash buyers, auction, estate agents or investor sales — and help you decide which approach best suits your situation.
-
Is your advice really free for homeowners?
Yes. Our initial consultations and guidance are completely free of charge for sellers. If you decide to proceed with a particular route, we may receive referral fees from professionals we introduce, such as estate agents or auction houses, but you are never charged for our advice.
-
How quickly can a property sale complete?
This depends on the route you choose. A cash buyer or auction sale can sometimes complete in a matter of days or a couple of weeks, while a traditional estate agent sale may take longer depending on the chain. Part of our role is helping you understand the expected timelines before you decide which route to take.
-
Is it better to sell through an estate agent or at auction?
It depends on the property and the seller’s priorities. Estate agents can sometimes achieve the highest price on the open market, particularly when there is strong demand from owner-occupiers. Auction, however, can offer greater speed and certainty, with a legally binding sale once the hammer falls. The right option often depends on the property type, condition and timeframe.
-
What is the difference between selling to a cash buyer and selling through an estate agent?
Selling through an estate agent exposes your property to the open market and can achieve strong sale prices, but the process can take longer and may involve a property chain. Cash buyers can often complete much more quickly and provide greater certainty, although offers may sometimes be below full market value.
-
Is auction faster than selling through an estate agent?
In most cases, yes. Auction sales usually complete within a fixed timeframe, often around 28 days after the auction. Estate agent sales can take longer depending on the chain and the buyer’s mortgage process.
-
How do I know which selling route is best for my property?
The most suitable route depends on several factors including the property’s condition, location, your timeframe and your goals as a seller. This is why many homeowners choose to speak with an independent advisor before deciding which route to take.
-
Will I get a better price through an estate agent?
Estate agents can often achieve strong prices when properties appeal to owner-occupiers and there is no urgency to sell. However, some properties perform better through auction or investor buyers, particularly if they require renovation or already have tenants in place.
-
Can I speak to you before deciding whether to sell?
Absolutely. Many homeowners contact us simply to understand their options before deciding whether selling is the right step. Our consultations are designed to provide clarity so you can make an informed decision.
-
What information do you need about my property?
Initially, we usually just need the property address and a brief overview of your situation. From there we can discuss the potential options and the routes that may suit your property best.
-
Do you only work with motivated sellers?
No. While some sellers come to us because they need to sell quickly, many simply want independent advice before deciding which route to take.
-
What if I already have a buyer?
If you already have a buyer in place but would like guidance or support through the process, we can still help provide advice and ensure everything progresses smoothly.
-
Can you help if my property sale has fallen through?
Yes. Sales occasionally fall through for many reasons. In these situations we can help explore alternative selling routes and strategies to get the property back on track.
-
Can you help with properties outside your local area?
Yes. Although we are based in Northern England, we work with a network of property professionals across the UK and regularly assist sellers in different regions.
-
Do you work with landlords selling investment properties?
Yes. Many landlords approach us when they are looking to sell one or more properties from their portfolio. We can explore options such as investor buyers, auction or the open market depending on the property and your goals.
-
Do you only work with certain types of buyers?
We work with a carefully vetted network of buyers, investors, estate agents and auction houses. Our goal is to introduce sellers to the most suitable professionals depending on the route chosen.
-
How do you ensure buyers are genuine?
We prioritise introductions to experienced and financially capable buyers who are serious about completing transactions. This helps reduce the risk of time being wasted with unreliable enquiries.
-
What happens once I decide which route to take?
Once you choose a route, we help guide the next steps — whether that means introducing an estate agent, preparing for auction or connecting you with suitable buyers. We remain available to support you throughout the process.
-
Will my property definitely sell through one of your routes?
While no sale can ever be guaranteed, exploring multiple routes can often improve the chances of finding the right buyer for your property.
-
Can I change selling routes if my circumstances change?
Yes. In some situations it may be possible to explore alternative options if your plans or priorities change during the process.
-
How quickly will you respond if I contact you?
We aim to respond to all enquiries as quickly as possible, usually within one working day.
-
What makes Heritage Property Consultants different?
We provide independent guidance across several selling routes rather than pushing one method. Our focus is on helping sellers understand their options and choose the route that genuinely works best for their situation.
