What is Heritage Property Consultants?
Heritage is an independent property consultancy that works exclusively for sellers. We provide clear, tailored advice on the best way to sell your property — whether that’s through a fast cash sale, an off-market investor, auction, or a traditional estate agency.

How are you different from an estate agent?
Estate agents are paid to market properties and negotiate with buyers — but their fees and focus are tied to the open market route. At Heritage, we don’t act for buyers and we don’t limit you to one option. We review every possible route to sell and guide you to the one that best suits your needs.

Are you investors?
Our primary role is as vendor consultants — we act for the seller and provide impartial advice on the best route to sell. However, if a property is the right fit for us, we may consider purchasing it directly. In those cases, we’re always transparent about this from the outset so you can decide whether that route works for you.

Do you charge sellers or buyers?
Our consultancy fee is always agreed with the seller upfront. We do not charge hidden fees or add-on buyer premiums. Transparency is central to how we work.

Why would I come to Heritage instead of going direct to an estate agent or auction house?
Most sellers are only presented with one route — list with an agent, or send to auction. The truth is, every property is different, and every seller’s situation is unique. At Heritage, we lay out all the available options — including estate agency, auction, fast cash sales, and off-market investor deals — so you can make an informed decision.

Do you have access to buyers that estate agents don’t?
Yes. We work with a trusted network of private cash buyers and investors who often don’t buy through traditional estate agents. This gives our clients extra routes to sell and more flexibility to achieve the best outcome for their property and circumstances.

We work with all types of homeowners and landlords, including those:

How quickly can I sell through you?
It depends on the route chosen. A cash sale can complete in as little as 7–14 days. Auction provides a fixed 28-day timeline however Modern Method provides buyers to obtain a mortgage post exchange and hence this is usually up to a 56 day completion post exchange. Estate agency sales usually take longer. We’ll talk you through each option and the timescales you can expect.

Can you help if I’ve already tried to sell?
Absolutely. Many of our clients come to us after struggling to sell through traditional methods. We’ll review what’s happened, identify why the sale didn’t progress, and explore alternative routes to get things moving.

What happens if I don’t like any of the options you present?
That’s fine — there’s no obligation. We’ll only move forward if you’re comfortable. Our role is to give you clarity, not pressure.

Do you handle legal work as well?
We don’t act as solicitors, but we can connect you with experienced conveyancers and legal partners we trust. That way, the whole process is joined up and stress-free.

Do you cover the whole UK?
We are based in Yorkshire but work with sellers nationwide through our network of agents, investors, and auction partners.

Can you value my property?
We can provide an appraisal and market insight based on our experience, comparable sales, and the routes available. For an official valuation (such as for probate or mortgage purposes), we’ll point you towards a qualified RICS surveyor.

Can you help if my property has issues (like short lease, structural problems, or fire damage)?
Yes. We regularly advise on properties that may be harder to sell through the open market. Whether it’s a short lease, a property needing significant work, or something that’s been through fire or flood damage, we can match you with the right route — from specialist investors to auction — so you still achieve a fair result.

What if I need to sell quickly?
If speed is your priority, we can introduce you to cash buyers who are able to complete in as little as 7–14 days. Alternatively, auction provides a fixed 28-day completion. We’ll talk you through both options so you understand the trade-off between speed and price, and can choose what works best for you.
