What is Heritage Property Consultants?
Heritage is an independent property consultancy that helps homeowners and landlords understand their selling options and choose the right route. We work across cash buyers, private investors, auction, and estate agency — and our advice is always independent, honest, and free to sellers.

How are you different from an estate agent?
Estate agents are limited to one route — the open market. We work across every route and have no preference which one you choose. Our only objective is finding the option that genuinely works best for your property and your situation.

How quickly can I sell through you?
It depends on the route. Cash buyers can complete in as little as 7–14 days. Auction provides a fixed, legally binding completion — typically 28 days after the hammer falls. Private investors usually complete in 6–8 weeks. Estate agency can achieve the highest price but is typically the slowest route. We'll walk you through each option clearly so you can choose based on your priorities.

Do you charge sellers?
In most cases, no. We're transparent about how we're paid from the very first conversation — there are no hidden fees or surprise charges.

Are you cash buyers yourselves?
Our main role is as independent consultants working for the seller. We work with a trusted network of vetted cash buyers, investors, auction houses and estate agents. If a property genuinely fits our own criteria, we may consider purchasing it ourselves — but we'll always be upfront about that from the outset.

Why would I come to Heritage instead of going directly to a cash buyer or auction house?
Because we work for you, not them. When you approach a cash buyer or auction house directly, their interest is in getting the best deal for themselves. We assess your property independently, present all available options, and negotiate on your behalf — making sure you get the best possible result whichever route you choose.

Can you help if my property has already been on the market?
Yes — this is one of the most common situations we deal with. If your property has been sitting on the market without results, we'll review what's happened and explore alternative routes to get things moving.

Can you help with difficult properties?
Yes. We regularly advise on properties that are harder to sell through the open market — including short leases, properties needing significant work, fire or flood damage, and tenanted properties. We can match you with the right route so you still achieve a fair result.

Can you help landlords selling investment properties?
Absolutely. We work with many landlords looking to exit their portfolio — whether that's a single property or multiple. We can explore investor buyers, auction, or the open market depending on your situation and goals.
