What we collect

  • Enquiry details: your name, phone number, email address, the property postcode, your situation and anything you choose to tell us.
  • Information about the sale: property details and correspondence if you go on to use our services.
  • Identity checks: if you become a client, we carry out anti-money laundering checks, which may include ID, proof of address and, in some cases, source of funds. See our anti-money laundering policy.
  • Website information: basic technical information needed to run and protect the site and its forms. If you accept analytics cookies, information about how you use the site (see cookies).

How we use it, and our lawful basis

  • To reply to your enquiry and give you advice: our legitimate interests, or steps you ask us to take before entering a contract.
  • To provide our services if you become a client: performance of our contract with you.
  • To meet our legal obligations, including anti-money laundering rules: legal obligation.
  • To understand how our website is used: your consent, which you can withdraw at any time.
  • To send occasional updates or marketing: only with your consent.

Who we share it with

We never sell your information. We share it only where needed:

  • Buyers, investors, auction houses and estate agents: only once you have asked us to introduce your property, and only what they need.
  • Solicitors and other professional advisers involved in your sale.
  • Service providers who help us run our business, under contract and only on our instructions: Cloudflare (website hosting, spam protection and form processing), our email delivery provider, Google Workspace (email and documents), Calendly (if you book a call), our client records system and, if you accept analytics cookies, Google Analytics.
  • Regulators, law enforcement or HMRC where the law requires it.

Some providers may process information outside the UK. Where they do, we rely on appropriate safeguards such as UK adequacy regulations or the International Data Transfer Agreement.

How long we keep it

  • Enquiries that do not lead to a sale: up to 12 months after our last contact.
  • Client records and anti-money laundering records: at least five years after the end of our business relationship, as the law requires.

Your rights

You can ask to see the information we hold about you, ask us to correct or delete it, object to or restrict how we use it, or ask for a copy to transfer elsewhere. Where we rely on consent, you can withdraw it at any time. Email us to make a request.

If you are unhappy with how we have handled your information, please tell us. You can also complain to the Information Commissioner’s Office.

The postcode finder on our areas map

If you use the postcode finder on our areas page, only the first half of the postcode (for example “LS11”) is sent to our website, which looks up its approximate location using postcodes.io, an open data service. We use it only to show your area on the map. We do not store it or link it to you.
