A cash buyer can complete without a mortgage or a chain, which removes two of the most common reasons sales are delayed or fall through. That speed and certainty usually comes at a price: most cash buyers offer less than a property’s full open-market value.
Whether that trade-off is worth it depends on your situation. We will help you weigh it up honestly, and compare it with the other routes, before you decide.
This is a private, off-market sale: we introduce your property directly to suitable buyers rather than advertising it. Buyers will usually still want to view it. Off-market sales explained.
When a cash sale often makes sense
- The property needs work that would put off mortgage lenders.
- You need to sell by a particular date, for example to buy elsewhere or to settle an estate.
- A previous sale has fallen through and you want more certainty this time.
- You are under financial pressure and need a clear timescale.
Not all cash buyers are the same
We do not work with large cash buying companies. Some advertise a strong offer at the start, then reduce it shortly before exchange, or add fees you were not expecting. Instead, we work with private cash buyers and cash traders we have checked and dealt with before: buyers with their own funds who can complete quickly, and whose offer stands throughout. The only exception is a survey that finds something genuinely affecting the price, and then we show you the evidence. Read more about private cash buyers vs cash buying companies.
When we introduce a buyer, we:
- ask for proof that they have the money to buy;
- explain their offer clearly, including how it compares with what the property might achieve on the open market;
- tell you straight away if a buyer tries to change the terms, and why;
- handle case progression once the sale is agreed: our team chases both solicitors and keeps everything moving until completion.
How long it takes
With a genuine cash buyer, no chain and solicitors who are ready, a sale can complete in as little as 7 days. Searches, leasehold information or probate can add time. We will give you a realistic timescale for your property before you agree to anything.
What it costs you
Sellers don’t usually pay us directly. On a cash sale, the buyer pays us, or we agree a net figure with you, so you know exactly what you will receive before you go ahead.
