Quick, private sales

Selling to a private investor

A private sale to an experienced landlord or investor, often with tenants in place.

Typically 6–12 weeks. Typically 6 to 12 weeks from agreeing a price to completion, depending on whether the investor buys with cash or finance.

Some properties are better suited to an investor than to a buyer who plans to live there. If your property has tenants in place, needs some updating or is in an area with strong rental demand, an experienced investor may be the most straightforward buyer.

We introduce your property privately to investors in our network who are looking for their next purchase. There is no public listing and no board outside. Cash buyers and investors overlap: some investors buy with cash, and we will tell you which kind of buyer suits your property.

Why this route can work well

  • Tenants can stay. Investors often want the rental income, so you may not need to end the tenancy before selling.
  • Used to imperfect properties. Investors expect to deal with condition and tenancies. Some buy with cash; others use buy-to-let finance, which takes longer.
  • Discretion. The property is not advertised publicly; we introduce it directly to suitable investors. Viewings and the normal legal checks still happen.
  • Portfolios. Some investors will consider buying several properties together, which can save you running several separate sales.

What to expect on price and timing

Investors base their offers on the numbers: the rent, the condition of the property and what it would cost them to own. That can mean a lower price than a vacant property might achieve on the open market, but you avoid the time and cost of getting it empty first. An investor sale typically completes in 6 to 12 weeks: towards the shorter end when the investor buys with cash, longer when they use buy-to-let finance. We will give you a realistic view before you decide.

How we help

  • We prepare the information investors ask for, such as tenancy details, rent and certificates, so offers come in quickly.
  • We introduce your property to suitable investors from our network and negotiate on your behalf.
  • We put you in touch with the right people, including solicitors and mortgage brokers we trust, if you need them.
  • We handle case progression. Once a sale is agreed, our team chases the solicitors and keeps everything moving, so you don’t have to.

Usually, no one is paid until the sale completes. On an investor sale, the investor pays us as part of the purchase, and we usually put an amount towards your legal fees. We will always tell you the net figure you will receive, after anything like a mortgage is paid off, before you go ahead.
