For a property in good condition that would appeal to people planning to live in it, the open market usually achieves the highest price. It reaches buyers with mortgages, who make up most of the market.
The trade-off is time and uncertainty. Open-market sales take the longest of the four routes, usually several months from listing to completion, and chains or mortgage problems can delay a sale or cause it to fall through.
Our online partner agents
We partner with a small number of online estate agents who can market your property at no cost to you. It works a lot like a private investor sale: we stay as your main contact, and the agent markets the property to a wider pool of buyers. It suits investment and tenanted properties in particular.
If that doesn’t work, we go local
If online marketing doesn’t find the right buyer, we will recommend a strong local agent who knows your area. The wrong agent, the wrong asking price or the wrong marketing can leave a property on the market for months, so we choose carefully and tell you why.
Staying involved
Everything comes through us, so you are never handed over and left. We keep in touch with you and the agent, check that viewings and feedback are being followed up, and once a sale is agreed, our team handles the case progression and chases the solicitors until completion. If the strategy needs to change, we will tell you.
Costs
Our partner online agents can market your property at no cost to you. If you use a local agent, we will explain their fee before you instruct them. The agent pays us a referral fee, so you do not pay us directly.
